All homeowners want to sell a house quickly, that’s a given, right? The problem is 68% of sellers will go with the first agent they talk to without asking the most important question. Many people become real estate agents with money signs in their eyes. They think it’s easy peasy and don’t take the time to learn about all the skills needed to really service their clients.

What Many Agents Do

In Pueblo and Colorado Springs, I see agents put a sign in the yard, copy and paste the MLS listing from when when the seller bought the house, then wait for buyers to come. Right now, depending on where you are and the price point of your home, sure buyers will come and even maybe put in an offer.

Wouldn’t it be better to have 10 higher offers than 2 offers at asking price? Or worse yet, your home sits and you get tired of keeping your house perfectly clean for potential buyers to walk through. The first three weeks of your house being on the market are the most important.

There are so many other ways to market your house both online and offline.

What A Great Agent Does To Sell A House Quickly

Learning about sales and marketing is a never ending task and a journey I’ve been on my entire adult life. If you talk to me for any amount of time, you know how passionate I am about it. I truly love it!

You have to have an agent who understands sales and marketing. That’s what you are paying them for, to market your house and to sell it so you can move to your next home, right?

So what’s the most important question to ask your real estate agent?

You have to ask for a copy of their marketing plan. If they don’t have a plan, you may want to think twice about hiring them. You want your house to be put in front of as many potential buyer eyeballs as possible! You want the most money and to sell a house quickly, right?

A marketing plan separates the realtor who sees it as a business rather than a hobby. Did you know the turnover rate for realtors is 88%? Yup, new realtors think it’s an easy way to make money and don’t take the time to continue to learn and grow. We have to sell ourselves to potential clients AND we have to sell your house.

Marketing is the heart beat of being successful in this industry both for our clients and for ourselves.

Next time you are interviewing real estate agents to sell your house, ask for their marketing plan.
